Wallplate: 100x38 treated whitewood o/s. Floor Joists : generally 147x47 @ 400 or 600 centres treated and pre-cut to length.
Perimeter Dwangs and Mid Span Dwangs: 100x38 dwangs treated and pre-cut to length. Flooring: 18 or 22 mm V313 moisture resistant T & G Chipboard flooring pre-cut to size. Perimeter Packer: 18 or 22 x 95 under external wall panel.

External Wall Panels & Appex Panels

 

Factory Assembled Panels: 95x47 dressed treated framing @ 600 centres and 95x47 top & bottom rails clad with 9 mm OSB and factory fitted breather foil.
All openings lintelled as required. Stainless steel wall ties and nails supplied loose for site fixing. Headbinder: 47x95 to take first floor joists or roof trusses as applicable.

Joists: Dressed treated whitewood joists to engineers' equirements pre-cut to length. Perimeter Packer: 18 or 22 x 95 packer under external wall panel. Perimeter Dwangs and Mid Span Dwangs: Sized as joists and pre-cut to length. Flooring: 18 or 22 mm V313 moisture resistant T & G chipboard flooring.

Trusses: Mitek or Gangnail treated trussed refters. Generally 27.5° roof pitch. Sarking: 9 mm OSB or 19 mm sawn treated sarking.
Roofing Membranes: Type 1F reinforced bituminous felt (type 5 to eaves). Counter Battens: 38 x 12 treated whitewood. Tile Battens: 25 x 40 treated whitewood o/s. Fascia: 210 x 19 dressed treated redwood. Soffit: 9.5 mm wpb vented plywood (vent trays to rafters). Outrigger Sections: Factory assembled gable ladders complete with bargeboard and soffit.

Pre-hung External Front: Choice of high quality insulated Swedoor front entrance doorset and sidelight (if applicable). All ironmongery brass finish. Pre-hung External Rear: Eaton style high quality insulated Swedoor rear entrance doorset. All ironmongery brass finish. Pre-hung Internal Dooorsets: Pre-finished flush sapele veneer doors - pre-hung in pine frames complete with pre-mitred classic facings (supplied loose for site fixing), latches fitted and prepared for ironmongery. Internal Glazed Doorsets: 15 paned hardwood doors pre-glazed with clear bevelled edge glass - pre-hung in pine frames with pre-mitred classic facings (supplied loose for site fixing), latches fitted and prepared for ironmongery. Double Doors: (where applicable) with rebated meeting stile and one door fitted with concealed slip bolts top and bottom. Internal Hardwood Screens: (where applicable) will be supplied unglazed. Ironmongery: Georgian brass lever handles.

High performance fully revesible 'H' type or casement windows constructed in treated red pine and fitted with 22/28 mm sealed low e, argon filled where required double glazing units complete with ventilaors and ironmongery. Loadbearing Walls: 95x47 dressed treated framing @ 600 centres clad with 9 mm OSB where structurally required. Non-Loadbearing Walls: 70x47 dressed treated framing @ 600 centres with 70x35 top and bottom rails and with double studs at intersections.

External Walls: 100 mm glass wool insulation and 125 Mv polythene vapour barrier. Roof: 250 mm glass wool insulation. Ground Floor: 150 mm glass wool insulation and 'netlon' suporting mesh. Partitions: 100 mm glass wool insulation to bathrooms and toilet areas. Coombs: 95 mm Styrofoam.

12.5 mm Taper-edged plasterboard to all walls and ceilings. Moisture resistant plasterboard to walls in shower areas only. Double sheet plasterboard to ceilings within internal garages. Coving: 100 mm gyproc coving to hall and public rooms. Vapour Barriers: Plasterboard to coomb ceilings is bonded with 40 mm thick styrofoam insulation.

Hardwood stringers, square balusters and shaped handrail and newel posts, all in mahogany with plywood/mdf treads and risers (for carpeting). Open tread stairs and Burbridge components available at extra costs. Stair flights all factory assembled but all balustrading to be site fitted.

Skirtings: 100 mm redwood classic moulded skirtings throughout. Facings: 65 mm redwood moulded facings supplied loose with all doorsets. Hardwood available on request. Window sills & aprons: Hardwood window sills and aprons.

Ceiling Hatch: Insulated ceiling hatch (as required). Shelving: Sparred shelving in linen cupboard. Wardrobe shelving complete with brass hanging rails and mid support if necessary. Dwangs: All necessary dwangs for ceiling plasterboard, plumbing and electrical contractors. Ironmongery: Stainless steel wall ties and nails, Anchor straps. Truss Clips. All nails and other necessary fixings. All cavity barriers.


Ground Floor

 

Wallplate, wall sections (where applicable), roof trusses, anchor straps, OSB, rppfing felt, tile battens and counter battens, fascia board, bargeboard and soffit, rear doorset and window (if applicable), half hour fire door and self closer (if applicable). Up and over garage doors and standards are not supplied.


 


Materials Supplied by Builder/Client

Foundation and underbuilding. External cladding. Drainage and other services. DPC material. Concrete or catnic lintels to external skin. Concrete sills and steps. Roof tiles and ancillary components. Plumbing, heating and rainwater goods. Leadwork. Electrical materials. Taping and filling materials for plasterboard. Decoration materials. Kitchen units. Sanitary-ware. Site works and site labour. Garage up and over doors. Structural steelwork.

Drawings and Certification
A set of architectural layout drawings will be supplied on payment of a deposit of £250.00 + VAT which is refundable when payment of the kit is made in full. Our drawings will only be of a standard acceptable by Local Authorities for obtaining planning permission and building warrant approval. Our drawings should not be used for buildind purposes, and specifically do not take account of local site conditions or the specification of building materials, all of which are the full responsability of the client. All necessary certificates to cover the timber frame structure only will be supplied at a cost specific to each project and will be refunded when payment of the kit is made in full. Design calculations for the timber frame structure only which may be required by some Local Authorities can be arranged at an additional cost specific to each individual kit. SAP Ratings, foundation designs and design certificates/calculations other than those mentioned above are specifically exluded from our contract, and it is the sole responsability of the client to employ directly his/her independant body/structural engineer. You may require a qualified professional (eg Architect) to supervise or inspect the works for mortgage puposes. Other warranties are available.
